What services do you offer?

What’s included in a standard window cleaning?
- Exterior-only: glass cleaned, light wipe of frames/ledges, rinse of screens (if removed).
- Inside & outside: both sides of the glass cleaned, interior sills wiped, and light track brush-out.
- Add‑ons: deep track detailing, screen washing, hard water removal, and screen repair can be added to any visit.
How do quotes work?
Most homes can be estimated quickly from a few photos or a short walkthrough. Share your address and a couple exterior photos via our free quote form, and we’ll send a clear proposal with options (exterior-only, in/out, add‑ons).
How much does window cleaning cost in Leawood?

Do I need to be home?
Not for exterior‑only work—as long as we have access (gates unlocked, pets secured). For interior cleaning, someone will need to let us in or provide access instructions. We protect floors with drop cloths and wear shoe covers inside.
How should I prepare before you arrive?
Please move fragile items from sills, unlock gates, raise shades/blinds a few inches, and ensure screens are accessible. If any windows are painted shut or inoperable, let us know in advance.
Are pets okay during the visit?
We love pets, but please secure dogs and cats during interior service so doors can be opened safely and equipment can be moved without stress to your animals.
What about hard water spots?
Hard water mineral deposits (sprinklers, glass near stone, etc.) require special removal. Add it where needed—typically from $10 per pane—and we’ll quote it up front. Severe etching may not fully restore; we’ll set expectations on site.
Do you clean tracks and screens?
Yes. Screen washing and track detailing are available as add‑ons or included with certain packages. Let us know if you want deep track cleaning (vacuum/brush and detail) versus a light brush‑out.
Do you repair or rescreen window screens?
We offer screen rescreening and minor frame/spline replacement. Pricing depends on size and frame condition; we’ll confirm during your estimate. If a screen is bent or broken, we can advise on replacement options.
Is paint, sticker, or construction debris removal included?
Post‑construction cleaning and removal of paint/adhesive/caulk/oxidation are not part of standard service. We can quote this work separately. For safety, we avoid razors on tempered or scratch‑prone glass unless a scraper waiver is approved.
What’s your weather policy?
Light rain usually doesn’t affect results; we avoid high winds, lightning, or severe weather. If rain or weather leaves visible spots within 7 days, contact us and we’ll make it right. If weather won’t allow quality work, we’ll reschedule at the earliest opening.
What if I’m not satisfied?
We stand behind our work. If we miss something, contact us within 72 hours and we’ll return to make it right.
Are you insured?
Yes—coverage is in place for residential window cleaning. If your HOA or property manager needs documentation, we can provide a certificate of insurance upon request.

How do payments work?
Payment is due upon completion. We accept major cards as well as cash or check. If you prefer, we can text or email a link to pay online.
What’s your cancellation/reschedule policy?
Plans change—we get it. Please give 24 hours’ notice to reschedule or cancel. Same‑day cancellations may incur a fee to cover crew time.
Do you offer maintenance plans?
Yes—popular options are quarterly (every 3 months) or spring/fall. Maintenance clients get priority scheduling and bundled pricing. Ask us to include a plan option with your quote.
How do you clean high or hard‑to‑reach windows?
We use professional ladders with stabilizers and, when appropriate, a purified‑water pole system that safely reaches upper‑story glass from the ground. Safety and a spotless finish are our top priorities.
Can you work with HOAs or gated communities?
Absolutely. We’re experienced with access procedures, day‑of coordination, and parking rules in neighborhoods like Loch Lloyd and Mission Hills. If your HOA requires approval, we can provide insurance details and a work summary.
